Whether you are an employer yourself or rent your property to other organizations, it is important to understand who is responsible for what, when an asbestos survey is needed, and what to do in case of incidents. If you rent out a professional/commercial property to an employer, that employer is responsible for drawing up an asbestos inventory. As the owner or property manager, you do not have to do this yourself — unless you are also an employer in the building. In that case, you are required to prepare an inventory.
To avoid misunderstandings, it is wise to make clear agreements. Specify in a contract, SLA, or service agreement who is responsible for what: from the inventory itself to communication and follow-up. This helps prevent disputes and ensures that all parties know where they stand.

If you are an employer in the building yourself, you are legally required to draw up an asbestos inventory. This can be done in two ways:
Together with your prevention advisor
Or through an expert from a recognized asbestos laboratory
Such an inventory provides an overview of all asbestos present and informs employees about possible exposure and preventive measures.
There are two types:
- Non-destructive inventory: for the day-to-day use of the building. Must be renewed annually.
- Destructive inventory: required for renovation, maintenance, or demolition. This allows asbestos-containing materials to be removed safely.
If, as an owner, you have already had an inventory drawn up, you are required to provide a copy to your tenants.
